Updates and Reminders

July 2026 Update

  • South side: Road work is ongoing. Additional areas of need are currently being assessed. 
  • North side: 2026 began with emergency road work, so the operating budget for the year was lower to begin with. Ditch work in the first 1/2 mile was especially costly as a result of the extensive amount of time necessary to hammer/chip rock in the ditches. The board is currently working to coordinate a temporary repair of the road that corners near the properties of 575 NRR and 601 NRR. 
  • As shared at the November 2025 annual meeting, we are also exploring alternative methods to repair and maintain our roads. Cost is the most critical component when reviewing options. 


Will the county pave our roads?

This is a question we receive frequently. It was shared with current board members that the county can pave the roads, but it comes at a high cost, an increased easement (25 additional feet of your property), and an increased tax rate if the county were to assume the roads (once paved) thus becoming responsible for their maintenance. 


Can we get a loan to pave the roads?

This option was explored previously. At the time, financial institutions would not loan Rainbow Ranch the funds to pave the roads without collateral. Understandably, residents do not want to offer their property as collateral. 


Reminders

Roadwork is completed on an annual basis, depending on needs, water availability and funds from HOA dues. If dues come in late or not at all, that limits the ability to improve/repair our roads. 


We rely heavily on donations from residents to help maintain the roads. The HOA dues collected do not cover the costs to repair the roads fully. As a result, we accept donations throughout the year to help us with roadwork.
